It's usually a good idea to have a solid tenant screening process in place to weed out any possible scumbags. The procedure can be demanding, but it doesn't have to be prohibitively expensive or time-consuming.

To secure yourself from it you need to make your due diligence in the very beginning – before you sign the tenancy contract. Any information related to the prospect tenant may help in getting more accurate tenant screening result.
